Hi again is anyone familiar with showing certain RG based on URL parameters?

On the Conditionals tab of the RG add a condition When Get parameter from page URL is community with property=This element is visible with the checkbox checked. Then go the Appearance tab and uncheck the element is visible checkbox. Do that for each of your RGs.
Sorry, I just realise that you did that already. I think you need to show screenshots of the texts in your editor so we can see how you are referring to them. You may even need to share your editor in view-only mode to let someone jump in and take a look. That the easiest way to help in these situations.
